The DP difference

A neutral bridge between owners and renters

A third-party manager is an independent business hired by an owner or investor to run the day-to-day of a property. Being independent is the point — it keeps every decision commercial rather than personal.

Owners get their time back

No late-night repair calls, no chasing cleaners between check-outs, no awkward conversations about a damaged sofa. You get a monthly statement and a payout.

Guests get a five-star stay

Fast replies, a spotless property, clear arrival instructions and someone reachable when something goes wrong. Good stays turn into good reviews, and reviews drive rate.

Everyone benefits

One accountable operator sitting between both sides means fewer misunderstandings, faster fixes and a property that stays in better condition year after year.

Vacation rental, made simple

Earn more.
Manage less.

DP Investments LLC operates as a comprehensive third-party manager. We take on marketing, bookings, guest communication, cleaning and maintenance — and, when a property needs it, we project-manage renovations too.

  • Commission-based, not fee-stacked. Our charge is a commission on gross rental revenue, typically 15% to 40% depending on scope.
  • Truly hands-off. The whole point of the arrangement is that you can step back from the operation entirely.
  • We only win when you do. Commission pricing ties our revenue directly to your occupancy and nightly rate.
Key benefits

Why owners bring in a third party

Four things change the day you hand the operation over.

Time savings

Owners avoid late-night repair calls and tenant disputes. The phone rings at our office, not yours — including on holiday weekends and at 2am.

Expertise

Managers know local rental markets, pricing strategies and legal rules — the seasonal rate curve, the permit requirements, the things that quietly cost owners money.

Vendor networks

Management companies get lower costs and faster service from reliable contractors. Volume buys you a plumber who answers on a Sunday in July.

Objectivity

An outside team handles the difficult tasks — evictions, damage claims, rate increases — without the emotional stress that comes with managing your own property.

Scope of service

Everything between a listing and a payout

One operator, one contract, one point of accountability.

Marketing & listings

Professional presentation, compelling copy and distribution across the booking channels that actually convert in your market.

Bookings & pricing

Calendar management and rate strategy tuned to season, local demand and lead time so you are not leaving nights on the table.

Guest communication

Enquiries, screening, arrival instructions, in-stay questions and post-stay follow-up — handled promptly, in your property’s voice.

Housekeeping

Turnover cleaning, linens and consumables scheduled around the booking calendar, with quality checked between guests.

Maintenance

Routine upkeep and emergency repairs through a vetted contractor network, with owner approval thresholds agreed up front.

Renovation projects

When a property needs more than upkeep, we project-manage the refurbishment — scope, trades, timeline and budget.

Inspections

Regular walk-throughs so wear, damage and small problems are caught while they are still small and still cheap.

Owner reporting

Clear statements showing revenue, occupancy, expenses and commission — so you always know how the asset is performing.

How it works

Onboarding in four steps

From first conversation to first booking, without a project plan on your end.

1

Property review

We look at the home, the location and comparable rentals, then give you an honest revenue picture and a recommended commission tier.

2

Agreement & setup

A clear management agreement, then photography, listing build, pricing calendar, permits and the vendor roster for your property.

3

Go live

Your listing is distributed, the calendar opens and guest communication routes to us. You stop being the contact point.

4

Run & report

We operate the property season after season and report on it. You review the statement and receive your payout.

How we work with owners

Property management runs on trust, so we would rather be explicit about what you can hold us to.

  • One commission, stated up front. You will know your rate and what it covers before you sign anything.
  • Spend limits you set. Repairs below an agreed threshold get done; anything above it comes to you first.
  • Straight answers about revenue. If a property will not perform at the rate you are hoping for, we will say so at the first meeting.
  • Your asset, protected. Inspections and preventative maintenance are part of the service, not an upsell.

Questions

Owner FAQs

What does a third-party property management company actually do?

A third-party property management company is an independent business hired by a real estate owner or investor to oversee the daily operations, maintenance and tenant relations of a residential or commercial property. We act as a neutral bridge between owners and renters — which means the commercial decisions get made on their merits rather than on personal history with a guest or a contractor.

How much do you charge?

We charge a commission on gross rental revenue, typically between 15% and 40%. Where a property lands in that range depends on the scope of service it needs — a well-equipped, low-maintenance home with a simple turnover sits at the lower end; a property needing intensive housekeeping, high-touch guest service or ongoing project work sits higher. You will be quoted a specific rate after we have reviewed the property.

How hands-off is it, really?

Completely, if that is what you want. Marketing, bookings, guest communication, cleaning and maintenance all sit with us. You set the spending threshold for repairs, review the monthly statement and take the payout. Owners who prefer to stay closer to the operation are welcome to — we will match the level of involvement you want.

Do you handle renovations?

Yes, on a project basis. If a property needs work beyond routine maintenance — a kitchen, a bathroom refresh, an outdoor space that would lift the nightly rate — we scope it, bring in trades from our vendor network and manage the timeline and budget through to completion.

What happens if a guest damages the property?

We document it, pursue recovery through the appropriate channel and arrange the repair. This is exactly where an outside team earns its keep: handling damage claims and difficult conversations is far easier for a manager with no personal stake in the relationship.

Which areas do you cover?

We are based at 1000 Sea Mountain Hwy in North Myrtle Beach, South Carolina, and work across the surrounding Grand Strand coastline. If your property sits outside that area, call us anyway — we will tell you honestly whether we can service it well.
